The Development

The development is an important Grade II listed nineteenth-century building, converted into a restaurant and opticians on the ground floor and three floors of student accommodation above. It is situated in the Exchange Quarter of the city, known for its cafes, bars and restaurants. It is also next to the historic Kirkgate market and tenants can take advantage of the low cost of provisions there.

The Corn Exchange and the main shopping areas including Harvey Nichols and The Victoria Quarter are just around the corner, for more expensive purchases. Internally the development is spacious and stylish with a modern decor scheme and furniture. There are some excellent views of Leeds city centre.

Each flat has two showers (one over a bath), a newly refurbished kitchen and soft-furnished living room next to the kitchen with sofas provided. Heating and hot water provided by energy efficient combi boiler systems. A washer/drier is provided within the rent level. There is a high standard of insulation with double-glazed windows or secondary sound and energy insulation. The building is protected by a heat and smoke detector fire system with fire doors and protected exit routes.

TV, Telephone and Internet

TV aerial points are provided in each room and a telephone socket (subject to connection or reconnection to the network at the tenant's expense) is fitted in each room with a communal phone point in the kitchen.

The internet is available in each room and is inclusive in the rent

Security

Entry to the flats is through three communal stairwells with door-entry security and CCTV with internal secure doors to each flat.

Utilities

Water is included in the cost of the rent and an energy supplment is paid to Unipol for electricity and gas at the same time as the rent payments. Usage is monitored monthly and refunds are given if overpayment is made.

Furniture

Kitchens are fitted with a gas cooker, washer dryer and fridge freezer. Kitchen cupboards are not lockable but are designed to provide enough space for all occupants.

Lounges are fitted with tow sofas, a coffee table, a dining table and chairs. Unipol supply an ironing board and vacuum cleaner. We do not supply irons or micorwaves.

All bedrooms are fitted with 3/4 beds which require double bedding. They are furnished with a wardrobe, a chest of drawers, bedside table, a study desk and chair. A pin board, a full length mirror and set of shelves are all wall mounted.
