The Development
The development was built in 1994 and has all the standards expected of a modern building. The building is in the centre of the main student area in Leeds 6 and is located next to the popular Royal Park Hotel, a main student public house.
The development is well served with local shops and amenities, including a mini-cab firm. Internally the development is spacious and well furnished. The flats have a pleasant, secluded garden including a grassed area, bar-b-q and seating.
Many students choose to cycle to college and cycle storage is available.



Facilities
Each flat has a shower room with a separate toilet (larger flats have additional shower room with toilet). There is a well-fitted kitchen with dining area. Heating and hot water is provided by energy efficient combi boiler systems. A washer/drier is provided within the rent level. There is a high standard of insulation with double-glazed windows and cavity wall insulation.
The building is protected by a heat and smoke detector fire system with fire doors and protected exit routes.
Security
Entry to the flats is via communal stairwells with door-entry systems, together with internal secure doors to each flat.
Ground-floor flats are fitted with a burglar alarm.
TV, Telephone and Internet
TV aerial points are provided in each room and a telephone socket (subject to reconnection to the network at the tenant's expense) is fitted in each flat.

Parking and bikes
There is a car park with barrier entry and a permit system operates (there is an annual charge for permits). There is a secure bike store on site which is available to all tenants.
