Training for Landlords in the East Midlands
This year Unipol are running a series of training modules in conjunction with Nottingham City Council, geared particularly at student landlords in Nottingham.
All of these training events are designed have a round table format and encourage active participation in the form of questions and discussion from participants. They are designed to be of help to hands-on landlords and agents aiming to provide the best student accommodation they can.

Training for Landlords in the East Midlands: An Introductory Course for New Landlords Letting to Students
This event is repeated on three separate occasions to ensure that there is a date available for everyone who is interested in this popular module:

Every year landlords decide to rent houses to students:
- a house has been purchased by student parents for their children
- a house is inherited
- a house in purchased as a buy to let
The market constantly turns round with older landlords leaving and new landlords arriving.
This one day course gives landlords essential information of how to let legally and efficiently in the student market. The event is also a useful refresher course for those more established in the sector and includes recent developments. The course is based on the new ANUK Landlord Manual which is available here.
The one day course deals with:
- what's special about student housing?
- letting options and the uses of managing agents
- legalities: Houses in Multiple Occupation and fire safety, licensing, Energy Performance Certificates, the Housing Health and Safety Ratings System and Deposit protection
- insurance obligations
- essential tax and investment rules
- ongoing repair and maintenance
- collecting rents efficiently
- joining a landlords' association
- gas and electrical safety and obligations
- smoking legislation
- deposits and the uses of inventories
- what is an assured Shorthold tenancy?
This one day course is run by Tom Toumazou an experienced Environmental Health Officer, assisted by staff at Unipol. Much of the information is generic to landlords letting to any tenant but this course is specifically tailored to the niche market of student lettings and is designed for up to 25 delegates so that each delegate gets an oppotunity to find out what they need to know to develop and grow their business or investment.
The course can also be used as a refresher event for more experienced landlords.

The LACORS Fire Safety Guidance to Local Authorities and Student Housing

The LACORS Guidance sets the main fire safety standard for all houses under local authority enforcement. For students living in off-street properties and smaller complexes (under 6 stories), it is the base standard by which fire safety design and standards are measured and by which standards throughout England and Wales will be enforced.
This half day course is intended for those who need to have a knowledge of these important safety standards.
The course provides information on:
- where the guidance is applicable
- terminology
- fire risk assessment
- escape routes
- fire separation
- alarm systems
and how they are applied to different types of student occupied buildings, particularly shared HMOs.
This short course is led by Phil Moxon, an expert independent Environmental Health Officer, and provides clear and factual information of immediate relevance to student housing.

What Do Students Want?

This half day module looks at:
- what students value most
- what facilities students look for and will pay for
- where and when they look (in Leeds and Bradford)
- what rents they want to pay and value for money
- what information they need and appreciate
- the importance of cleaning and servicing the property
- internet services.
Martin Blakey and Scott Blakeway will base their information on research carried out by Unipol and other partners in Nottingham over the last two years.

What is a Tenancy? Housing Management - Knowing Your Law

Almost all landlords let to students on Assured Shorthold Tenancies but
- what are they?
- how can they be used to the landlords best advantage
- what should your contract say?
- is the Unipol Model Tenancy any use and can you tailor it to your needs?
The day will also look at:
- joint tenancies - what is joint and what is not?
- the uses of guarantors
- if an agent is managing or letting you're property who is responsible for what?

The Student Lifecycle: Managing Tenancies at the Beginning, in the Middle and at the End
Wednesday 1st December 2010
This short course looks at what is special about managing student accommodation throughout a student lifecycle.
At the beginning - how to cope with turning round tenancies within hours, how to get the welcoming and cleaning processes right. What to do when problems arise. Ensuring that repairs are identified and undertaken
In the middle - what use are property inspections? What are you looking for? What can they be used for? How to identify problem tenants and what to do about it.
At the end - what steps need taking as the tenancy nears its end for a smooth handover to the new tenants. Dealing with deposits and avoiding problems and disputes. Encouraging student retention and saying goodbye properly. Evaluating your tenants' experiences.
This course will be led by Martin Blakey who is assisted by Geneve Smith (Assistant Chief Executive - Housing), Victoria Loverseed (Tenancy Support Officer) and Scott Blakeway (Development Manager).
