Property Management Service for Owners


Unipol Housing are expanding their managed owner portfolio in Nottingham and we are looking for a number of new properties to manage for letting year 2018/2019.

The student accommodation market in Leeds has become increasingly competitive and as a result we are only looking for properties of a very high standard that would fit well within the Unipol portfolio. 

Meeting Unipol Code standards

It would be advantageous if your property complied with the Unipol Code however if not, we can assess the property and advise you through the process, in order to make the process of moving on with management as smooth as possible.

How the Property Management service works

Step 1. If we think your property/ies would be a positive inclusion to our portfolio, we will undertake an initial appraisal free of charge. We carry out most visits in the early Autumn to allow a 'lead in' time prior to the new student letting cycle (Nottingham - starts November and Leeds - January of the following year)

Step 2. To progress to full management we will pay a second visit to make a full report.The cost of the report is £160.00 plus VAT due in advance of this 2nd visit. The report will offer specific guidance and advice on how to continue to succeed in an increasingly competitive student housing market. If you continue to full management, the cost of the report is credited against the set up fees detailed below.

The report will give advice on;

  •  the condition of the property and any work needed to make it suitable for student
  • the rent level and number of occupants the house is suitable for (taking into account the house's location and level of amenity)
  • suggestions to maximise letting and occupancy
  • compliance with the Unipol Code
  • health and safety matters
  • any other matters the owner wishes to raise

Step 3 - A Management Agreement is signed and all copies of certification for the property will be required to be submitted for our records. The Housing Team prepare all marketing material for the start of House Hunting.


We can usually arrange to view potential properties any time between October and the December for the following academic year. This allows time to prepare the marketing for the start of House Hunting in January each year.

The Cost 

The cost of managing the house is 10% of rental income plus VAT.

Set up costs - Unipol charges an initial administrative fee for bringing the property on to management of £320.00 plus VAT per property (a lower fee of £190.00 plus VAT for renewing any Management Agreement each year)

Repairs - There is an additional commission for Unipol undertaking repairs (5% plus VAT with an £11 minimum). This includes specifying and ordering work, paying contractors' invoices and checking repairs have been undertaken correctly. All out of hours repairs will be dealt with by the Unipol 24 hour contractors, though preference can be given during office hours. 

Deposit Protection - Unipol will charge a fee of £8.00 plus VAT per tenant to cover the increased staff time used to administer the tenant’s deposit under the terms of the deposit protection legislation.

We include Student Personal Possessions Insurance with Endsleigh free of charge for all tenants. Student Personal Possessions Insurance is seen as a positive inclusion in rental agreements by students, and it is a big part of our marketing strategy to be able to offer this to prospective tenants. Payment for this policy is deducted from owners' rental income as an annual fee and the fee is £16.00 plus VAT per bed space. 

An end-of-tenancy/annual clean is an additional cost and is required as part of the management agreement. Although we expect the students to clean the property to a certain level, there will always be a higher level of cleaning required to get it to an acceptable standard for the next occupants and ensure a good first impression of the property.
