The Landlord Handbook
The Landlord Handbook contains the basic information required by a landlord. It is also effectively a model course for use by Accreditation Scheme Operators and Landlord Associations who wish to provide training for their landlords. The handbook is intended to benefit a range of landlords/letting agents and reflects the diversity that exists in the Private Rented Sector (PRS), as such it is not specific to any locality or for landlords of particular types of properties.
The handbooks cost £3.50 each and can be ordered online or through the Nottingham Bureau by telephoning 0115 846 8599.
Market Briefings on trends in the private rented sector in Nottingham
Unipol Nottingham's twice yearly Market Briefings provide an update on the current situation of the private rented sector in Nottingham. Attendance at these briefings is free of charge but is limited to accredited owners and representatives from Unipol's Nottingham stakeholders. The Briefings cover factors that may affect the market in the future (local, national and international) as well as the intentions of the two Nottingham Universities in terms of recruiting students and developing their own accommodation stock. These sessions also indicate the types of accommodation students are choosing and the facilities they prioritise. Owners may find this useful information to have in terms of developing their housing portfolios, setting rent levels and considering the contractual terms to offer.

Standard agreements
Unipol has produced a number of standard agreements, drawn up after consultation with legal experts and reviewed on a regular basis.
Assured Shorthold Tenancy Agreement
Unipol have produced a standard online agreement that registered owners can use when letting their properties. The agreement is specifically designed for student lettings and sets out the obligations of each party in an easily understandable way. This agreement is recognised by students, welfare agencies and owners alike as offering a fair and straightforward contract at a reasonable price. Owners can create bespoke agreements free of charge via the "Tenancy Generator" facility in their online accounts. Alternatively if Unipol staff undertake this service on behalf of owners an administration charge of £3.00 is payable.
Assured Shorthold Tenancy: Notice requiring possession
This notice is required when an owner wishes to give notice of the end of an Assured Shorthold tenancy. Hardcopies of the Notice are available from the Bureau for a charge of £1.00.
Parental Guarantor Form
Although Unipol do not believe it is good practice for owners to ask parents to sign guarantee forms we do have a standardised agreement form drawn up by a solicitor. This particular form restricts the parents liability to that of their own child’s share of the contract. The form is available free of charge here. Alternatively, if an owner requires a hardcopy an administration charge of £1.00 is payable.
Owner Occupier Agreement Form
This agreement is specifically designed owner occupiers letting to students. It allows you to clarify and record what facilities are shared and those that are not, owners obligations and the students obligations. The form is available free of charge here. Alternatively, if an owner requires a hardcopy an administration charge of £1.00 is payable.
