Where it is
Cardigan Road Flats is 1.6 miles (3.1km), from the University of Leeds campus. It is a similar distance to the City Centre. A large supermarket, leisure centre and several schools are nearby. The building is located very close to a main bus route into the city and to the University of Leeds, along Burley Road.

The Rent
Rent for 21/22 is as follows:

Flat 268 £8714.00 on average per calendar month

All other flats £757.00 on average per calendar month
As Unipol calculate the rent due on a daily basis, the amount due each month varies slightly according to the number of days in the month. Rent includes water charges, WIFI and personal possessions insurance.
Unipol bill tenants monthly for their gas and electricity usage, meter readings are taken frequently to ensure that billing is accurate. Tenants pay a set monthly charge of £80.00 on top of rent. Usage is monitored and reviewed every 3 months. If you use more than you have paid for you'll be invoiced for the difference, if you have used less energy than you have paid for a credit will be applied to your account. The set monthly charge can be adjusted so it's more in keeping with your typical usage.
Tenancies at Cardigan Road Flats begin on the 1st September each year and run for 12 months until 31st August the following year. Current residents are offered the chance of renewing, so long as their studies are ongoing.

What is in Each Flat
All flats are let fully furnished. As shown in the floorplan below, each flat has an open-plan kitchen/lounge, which includes a dining space. There is a double bedroom, and two single bedrooms, along with a family bathroom.

The accommodation offers a high standard of amenities, including energy-efficient heating systems, double-glazed windows, well-designed kitchens and modern bathrooms with showers.
WIFI is included within the rent, the service is provided by Optify.
All flats are equipped with hard-wired smoke and heat detectors. Ground floor properties are also fitted with burglar alarms.
The buildings are covered by CCTV. Cameras are located in each communal staircase and all around the external areas.
Cardigan Road Flats has play equipment located to the rear of the building.

Bedrooms are fitted with a double or single bed and mattress, ample clothes storage and bedside tables. There is also a desk and chair for study.

Parking and Bike Storage
There are secure external bike stores which tenants are welcome to use, please enquire at Unipol for availability and to obtain a key if you have a bike and would like to make use of these stores.
There is no visitor parking at Cardigan Road Flats. There are parking spaces which are available, tenants need to apply to Unipol and pay for permits for these spaces - there is an annual charge for parking.

Local Leisure and Recreation
Woodhouse Moor, a large public park with a children's playground and a skate park, is one mile away (1.5km). Leeds City Council maintains a large number of play areas for children and young people, which include playgrounds, ball parks, skate park and teen zones.
The nearest public library, which as a Leeds resident, you can join and borrow books from free of charge, is Headingley Library which is just over a mile (or 2km), away.
Leeds City Council runs a number of leisure centres across the city for general public use. Kirkstall Leisure centre is 1.5 miles away (2.5km). The council also manages a number of artistic and cultural venues and offers a year-round programme of events. Some facilities and events run by the council are free and some are available for a fee.
