This development houses students with families with up to three children.

As shown in the building plan, the accommodation comprises 24 three-bedroom maisonettes for student families, in two block of 12 flats. The accommodation is split over two floors. Ground floor maisonettes occupy the ground and first floor of the building, and upper floor maisonettes occupy the second and third floors of the building.
Argie Avenue is 2.5 miles (4km), from the University of Leeds campus. It is the same distance from the City Centre. A large supermarket, leisure centre and several schools are nearby. The buildings are located very close to two of the main bus routes into the city and to the University of Leeds. Headingley railway station is a ten-minute walk away. Trains on the Harrogate line go to Leeds City Centre one way and to Harrogate / York the other.

These two blocks of accommodation were refurbished in 2019 to provide modern family accommodation for student families. Located across from Grayson Heights (another Unipol family development), tenants at Argie Avenue can use the services of the Residents' Assistants at Grayson Heights for reporting repairs.

Tenancies at Argie Avenue begin on the 1st September each year and run for 12 months until 31st August the following year. Current residents are offered the chance of renewing, so long as their studies are ongoing.
All flats are let fully furnished. As shown in the floorplan below, each maisonette has a kitchen with dining space and a separate lounge on the lower floor. There is a double bedroom, and two single bedrooms, along with a bathroom and separate WC, on the upper floor.
The accommodation offers a high standard of amenities, including energy-efficient heating systems, double-glazed windows, well-designed kitchens and modern bathrooms with showers.
WIFI is included within the rent, the service is provided by X. A Smart TV and TV license is included in the rent. TV'S are wall mounted in the lounge at each property.
All flats are equipped with hard-wired smoke and heat detectors. Ground floor properties are also fitted with burglar alarms.
The buildings are covered by CCTV. Cameras are located in each communal staircase and all around the external areas. The public display monitor located in the ground floor lobby area of each block shows the CCTV footage.
Argie Avenue has a dedicated play area to the rear of the building, complete with play equipment for children and plenty of space for ball games. In addition, Kirkstall Abbey is a 10-15 minute walk away. The Abbey is situated in a substantial riverside park which includes a children's playground.
Bedrooms are fitted with a double or single bed and mattress, ample clothes storage space and bedside tables. There is also a desk and chair for study.

In front of each block there are car parks, with a limited number od spaces for tenants use. This parking is free of charge. It is also possible to park on the surrounding streets.

As Argie Avenue (Phase I) is a development that the University of Leeds allocate student couples and families into, you will need to apply for the waiting list in order to be offered a property.

Local Leisure and Recreation
Kirkstall Abbey with its extensive riverside park is a 10 - 15 minute walk away. The park has playground apparatus for younger children. Leeds City Council maintains a large number of public play areas for children and young people, which includes playgrounds, ball parks, skateboard parks and teen zones.
The nearest public library, which as a Leeds resident, you can join and borrow books from free of charge, is Headingley Library which is just over a mile (or 2km), away.
Leeds City Council runs a number of leisure centres across the city for general public use. Kirkstall Leisure centre is a 5-10 minute walk away. The council also manages a number of artistic and cultural venues and offers a year-round programme of events. Some facilities and events run by the council are free and some are available for a fee. The University of Leeds offers a range of sports opportunities, including all manner of recreational activities, The Edge, the University's own fully equipped gym available to paying members, and school holiday sports camps.
