This development is for families with up to three children.
The accommodation is allocated by Unipol Student Homes to students from the University of Leeds, Leeds Beckett University, or any of the other partner institutions in Leeds.
As shown in the building plan, the accommodation comprises 16 three-bedroom maisonettes for student families. The accommodation is split over two floors (so each flat has two levels within it - a ground floor and first floor). There are four levels within each block, with two flats per level.
Argie Avenue / Eden Mount is approximately 2.5 miles (4km), from the University of Leeds campus. It is the same distance from the city centre. A large supermarket, leisure centre, and several schools are nearby. The development is located close to two of the main bus routes into the city and to the University of Leeds. Headingley railway station is a 10 minute walk away. Trains on the Harrogate line go to Leeds city centre one way and Harrogate and York the other way.

These two blocks of accommodation were originally refurbished in 2006 to provide good quality accommodation to students families. Located next to another Unipol development called Grayson eights, tenants at Argie Avenue and Eden Mount can use the services of the Residents Assistants at Grayson Heights for assistance with repairs, or for queries about the accommodation, appliances, and shared amenities.

Tenancies at Argie Avenue (Phase II) begin on the 1st October each year and run for 12 months until 30th September the following year. Current residents are offered the chance of renewing, so long as their studies are ongoing.
All flats are let fully-furnished. As shown in the floorplan below, each maisonette has a kitchen with dining space and a separate lounge on the lower floor, and a double bedroom, two single bedrooms, a bathroom and a separate WC, on the upper floor.
The accommodation offers a high standard of amenities, including energy-efficient heating systems, double glazed windows, well designed kitchens and good sized bathrooms. There is no internet provision in these buildings, so tenants normally arraneg their own internet connection using a supplier of their choice.
Telephone sockets (subject to reconnection to the network at tenants' expense), are fitted in each flat and television aerial sockets are provided in the living room. All flats are equipped with functioning hard-wired smoke and heat alarms. Ground floor properties are fitted with an intruder alarm.
The buildings are covered by CCTV. Cameras are located on each communal landing and around the external areas. The public display monitor is located in the ground floor lobby area in each block.
Eden Mount & Argie Avenue (Phase II), does not have its own outdoor play or leisure space. However tenants are welcome to use the dedicated play area to the rear of Argie Avenue Phase I, just across the road. Kirkstall Abbey is a 10-15 minute walk away, the Abbey is situated in a substantial riverside park which includes a children's playground and plenty of space for ball games.
Kitchens include a washer/dryer, cooker, fridge freezer and a dining table and chairs. There is good cupboard space, and ample workspace for cooking/preparing food. In the lounge there are 2 sofas and 2 coffee tables - ground floor flats include a fenced private garden, and upper floor flats have a balcony off the lounge.
The master bedroom includes a double bed, built in wardrobe, and a walk in closet for storage/more clothes storage. Bedside tables and a full length mirror are provided. In the two childrens rooms there are single beds (additional beds can be provided if required), plus wardrobes and drawers for clothes storage.
In the bathroom there is a shower over the bath, a wash basin and a bathroom cabinet. The WC includes a toilet and washbasin.

There is a carpark between the Eden Mount and Argie Avenue block that tenants are welcome to use. This works on a first come first serve basis and isn't permitted. In addition residents can park on the streets surrounding the block/nearby, again this area isn't permitted.

Local Leisure and Recreation
Kirkstall Abbey with its extensive riverside park is a 10 - 15 minute walk away. The park has playground apparatus for younger children. Leeds City Council maintains a large number of public play areas for children and young people, which includes playgrounds, ball parks, skateboard parks and teen zones.
The nearest public library, which as a Leeds resident, you can join and borrow books from free of charge, is Headingley Library which is just over a mile (or 2km), away.
Leeds City Council runs a number of leisure centres across the city for general public use. Kirkstall Leisure centre is a 5-10 minute walk away. The council also manages a number of artistic and cultural venues and offers a year-round programme of events. Some facilities and events run by the council are free and some are available for a fee. The University of Leeds offers a range of sports opportunities, including all manner of recreational activities, The Edge, the University's own fully equipped gym available to paying members, and school holiday sports camps.
