Paws, Property and Policy: Responding to Tenant Pet Requests

With the Renters’ Rights Act 2025 giving tenants the right to request permission to keep a pet, landlords need the confidence to make decisions that are both lawful and fair. Under the Act, pet requests must be considered reasonably, with written applications and responses provided within 28 days. 
This practical training course will help landlords assess pet requests consistently, balancing tenant wellbeing with property suitability, the rights of other occupiers, and the potential risks of damage or nuisance.
The training will explore:
  • Understanding landlord responsibilities under the Renters’ Rights Act 2025. 
  • Assessing whether a property is suitable for a particular pet.
  • Making fair decisions in shared accommodation and managing housemate consent.
  • Evaluating the risks of damage, nuisance, and neighbour complaints.
  • Considering affordability, pet welfare, and responsible pet ownership.
  • Applying pet behaviour expectations, including standards around noise, odours, cleanliness, and aggressive behaviour.
  • Using Pet Agreements and Pet Behaviour Policies to set clear expectations and manage risks.
  • Identifying reasonable grounds for approval or refusal and documenting decisions effectively.
  • Managing issues that arise after approval and maintaining positive landlord–tenant relationships.
This session provides the practical tools and confidence needed to make proportionate, evidence-based decisions that support both compliance and resident wellbeing.
