Terms and Conditions

I confirm that I rented this address, during this academic year, from this landlord and at that time I was a student in full or part time education. The review is a truthful and accurate representation of my experiences in this tenancy. By submitting a review, I agree to the Privacy Policy and Terms of Use of the Rate Your Landlord website.

Rate Your Landlord operates an active policy against discrimination and takes action against anyone who attempts to discriminate on the basis of gender, sexuality, race, creed or colour. No reviews should be submitted which are false, malicious, fraudulent, defamatory, harassing or unlawful. 

Unipol and Leeds University Union reserve the right, at their sole discretion, to refuse to accept or to delete reviews which are not in accordance with its terms of use and policies.

Rate Your Landlord is not the forum for raising complaints on disputes with landlords or issues around accommodation.  These should be pursued through other means such as Unipol's complaints procedures - click here for information on this process.

All reviews can be traced and in the event of any abuse this information will be used to facilitate such action. For more information on how we moderate reviews, click here.

The Data Protection Act 2018 and the General Data Protection Regulations (GDPR)

Under data protection legislation applicable to the UK, Unipol Student Homes and Leeds University Union are Data Controllers and hold information for the purposes of running the Rate Your Landlord service. Security and privacy of user data is very important to us and Unipol Student Homes and Leeds University Union seek at all times to act in compliance with the data protection principles set out in the Data Protection Act 2018 and GDPR in relation to personal data which you give to us via the Rate Your Landlord Website. These principles restrict the powers of a data controllers to disclose to third parties personal data which it is processing.

What information do we collect via the Website?

We collect three main types of information from online visitors to Rate Your Landlord:

  • Student Reviews 
  • Landlord Feedback
  • Site usage information (from session cookies and log files).

1. Student Reviews

To submit a review, students must give their name, email address and institution of study. This information is only used for Rate Your Landlord to communicate directly with students about their reviews and is not published on the website or shared with third parties in the usual course of events.  However, in the event of a legal claim that a review breaches the terms of use of this Website then your details may be disclosed to third parties as part of legal proceedings.

2. Landlord Feedback

We record Landlords business contact name and email address along with any comments they make against a student review. Only comments are published on the website and email addresses are not shared with third parties. 

3. Site Usage Information

Information about user activity on the website is collected using cookies , you can find out more about this on our cookie information page.

Security

This site has numerous security measures in place to protect the loss, misuse and alteration of the information under our control. The measures include passwords, hosting on secure servers, encryption, backup tapes, and conventional locks and alarm systems. However we cannot guarantee that the measures in place are (or will remain) adequate.

What happens when I link to another site?

This website contains links to other Websites, both those of partner organisations and of other organisations. This privacy policy applies only to our site, so you should always be aware when you are moving to another site and read the privacy statement of any site which collects personal information.

Moderation

What is moderation?

Moderation is the process of reducing the force or severity of something. We are moderating review comments, if necessary, to ensure that both students and landlords are reasonably fair in their opinions. This includes removing profanities, or other terms and phrases that could cause an issue. It must be stressed that all reviews are matters of opinions, and all comments should be assumed to begin with 'I think...' or 'In my opinion...'. The list of rules is below.

Submission and Moderation Rules

Rate Your Landlord is a joint venture between Unipol Student Homes and Leeds University Union.

In submitting a review to the site:

  • reviews must come from students and no one else
  • if there is reason to believe that the review has been provided by an owner/agents the review will not be published
  • review comments and any right of reply are restricted to 140 characters.

Student reviewers:

  • can only review the person or company they pay rent to, and no-one else
  • can only supply one review per landlord per academic year (with the year running from September 1st to August 31st)
  • can only reflect their own opinions and not the opinions of others
  • cannot include house numbers or personal data
  • cannot use any profanities (swear words or vulgar language).

Students are urged to make reviews as specific as possible to be of most use to other students.

All messages can be traced and in the event of the facility being abused action will be taken.

Rate Your Landlord operates an active policy against discrimination and takes action against anyone who attempts to discriminate on the basis of disability, gender, sexuality, race, age, religion or belief or sexual orientation. Reviews or replies that are in contradiction to this policy will not be approved and action may be taken.

Moderation of Content

All reviews submitted by students to Rate Your Landlord are moderated by a small team of trained staff and reviews will either be amended to comply with the moderation procedure, approved or rejected. 

a) Discussion of any illegal activities will be removed and may be passed to the relevant authorities.

b) Allegations of criminality or illegality may be passed to a regulator or authority.

c) If the review is rejected the student will be emailed to say that the review did not meet the moderation procedure and the review will not be forwarded to the landlord.

d) Landlords have a right of reply to an accepted review (the term landlords also refers to the landlord’s representative if a managing or letting agent). The student will be told once the review has been received that it will be sent to the landlord and the landlord will be sent the moderated review for any reply.

e) After five working days whether or not the landlord has exercised their right of reply, the review will go live. Landlords can still post a right of reply after the five days.

f) All reviews and replies are confidential to the parties until they go live. Once live they will remain on the website for 3 years when they will be removed.

g) If the review and response are contradictory both parties will be asked if they stand by their comments and if so the review and reply will go live as they stand. Either the reviewer or the landlord can request that their review or comments should not go live or that, once live, they should be removed and this will be undertaken.

h) If there are a large number of amendments that need to be made to a review or right of reply to make it suitable for publishing, it will be rejected.
