I lived in 20 Kendal Grove the academic year September 2024- June 2025. This house is conveniently close to both the University of Leeds and the City Centre. A 5-10 walk to the University and a 15 minute walk into the City Centre. Rent has been more than reasonable with a healthy surplus being returned to us at the end of the year. The house is in great condition and feels more like a family house than a student house. Plenty of kitchen space, a large living area and garden great for hosting friends etc. The landlords are great communicators, constantly checking up on both us and the house throughout the year which was a lovely touch that will be missed. Any unexpected and unavoidable maintenance or issues raised by us was consistently and quickly sorted out. Furthermore, the landlord couple are retired teaching staff at the University of Leeds with a genuine care for student tenants and their future and wellbeing. Living here has been the best experience my fellow tenants and I have had living in Leeds as students and the relationship we have fostered over the year with our landlords will be missed. Great experience. 5/5 

The location of the house is extremely convenient, only a 10-15 min walk from university main campus depending on how much of a fast walker you are, my record was 6-7 mins. Ruru and David a great landlords, it's clear that they are on our (students) side. They are not only nice but also very fair, so the rent and utility bills arrangement is ideal for students. It's always great to have some money back (provided you have been good and not abused of services) once the tenancy is over. The house condition is optimal, for us, these past 2 years has felt like a home rather than a student house. Ruru and David are always super fast to reply and always. Committed to fix any issues or problems that may occur. In our stay at 20 Kendal grove, Ruru and David would always reply fast and act fast, an example was getting a new washing machine when the old one broke. Overall, we couldn't have asked for better landlords. Not only are they nice and caring but also fair on students.  5/5
