What the Service provides 

Owner's properties are managed by a dedicated member of the Unipol Housing team. Full support and assistance is provided with additional 24 hour Emergency Assistance.

How the Property Management service works

Step 1. A free initial appraisal of your property will be carried out. Visits are usually in early autumn to allow a 'lead in' time prior to the new student letting cycle. 

Step 2. If we think your property is a positive inclusion to our portfolio, we will pay a second visit to carry out a full report. 

The report will offer specific guidance and advice on;

  • The condition of the property and any work needed 
  • Health and safety matters
  • Suggested rent and number of occupants the house is suitable for
  • Recommendations to maximise letting
  • Advice on how to comply with the Unipol Code
  • Answers to any queries raised by the owner

The cost of the report is £160 plus VAT* and is payable before the second visit. If you continue to full management, the cost of this report will be credited against the set up fees as detailed below. 

Step 3. Once all the appropriate paperwork is signed and submitted, we will prepare the marketing material for your property in time for House Hunting. 

The Cost

Management Full management service provided  10% of rental income plus VAT
Set up costs Unipol charges an initial administrative fee for bringing the property on to management £320 plus VAT for the first year, then £220 plus VAT for renewal each year
Repairs There is an additional commission for Unipol undertaking repairs. This includes specifying and ordering work, paying contractors’ invoices and checking repairs have been undertaken correctly. All out of hours repairs will be dealt with by the Unipol 24 hour contractors, though preference can be given during office hours 5% of the cost of repair plus VAT with an £11 minimum. 
Deposit Protection Unipol will administer the tenant’s deposit under the terms of the deposit protection legislation £8 plus VAT per tenant
End of tenacy annual
A professional clean is required to get the property to an acceptable standard for the next occupants Dependant on cleaning required

Student Personal Possessions
Insurance with Endsleigh

This is seen as a positive inclusion in rental agreements by students.

Payment for this policy is deducted from owners’ rental income as an annual fee
£18 plus VAT per bed space
