URGENT TENANCY TAKEOVER!!

hi!! i am looking for someone to take over my tenancy in my student house. contract began july 2025, it will end on june 30th 2026 - looking for someone to take over ASAP.

💵 - Rent is £135 per week, or £540 per month.
I've already paid for July, August & September so it'd be from whenever you're available to move in (ASAP) onwards - Rent can be discussed further with the landlord.
Deposit is £200
Rent includes: Gas, electric, water, internet & TV Licence

📍 - Location is 2 Kelsall Road, LS6 1QZ
Not too far from any Hyde Park hotspot, as well as close to Burley (another popular student location!). Reasonable distance from both Beckett and Uni of Campuses (1 housemate who goes to Beckett, the rest go to uni of). It's also not far from the city centre or station!
Close to other student hotspots such as the Brudnell and Royal Park pub - food shops such as the aldi are nearby.

🛌 - The bedroom is spacious and fully furnished, with a door that connects to the toilet. It is on the first floor. There is also plenty of storage. It is not an ensuite, the toilet it can be accessed through another door as it is shared. The bathroom will be shared with one other tenant, who is very clean. It is spacious, there is a shower, a bath, a toilet and a sink.

👥 - Lovely housemates! genuinely devastated not to be living there but I am deferring for personal reasons, meaning I'm living at home instead of Leeds. 2 boys & 3 girls (19-21) so it doesn't really matter if you're a boy or a girl - no preference. As long as you're a student! Very social household, would like it if you were friendly & clean. Great landlord too, he deals with issues ASAP.

🏡 Lovely house, has a dishwasher, washing machine, heated drying rack, microwave, dvd player, fridge / freezer space and more advanced appliances.
