Summary of Changes - Renters' Rights Act
No more fixed term tenancies, changes to notice periods, rent increase procedure, guarantors, the right to request a pet and more
The Renters’ Rights Act (coming into force on 1 May 2026) is the biggest shake‑up of the private rental sector in decades. It abolishes no‑fault evictions under Section 21, replaces fixed‑term tenancies with rolling periodic ones, and introduces stronger protections for tenants around rent increases, deposits, and eviction grounds. The effect on your rights depends on the type of accommodation you’re in and the type of tenancy you have. It’s important you understand how these new rights affect you.
Find out how you will be affected during the transitional period of the new Act being introduced.
